Bringing Old Hardwood Floors Back to Life During a Rebuild

Worn, scratched and dusty floors often hide beautiful timber. Here is how to tell if yours can be saved and how the restoration comes together.

When a room is stripped back for a rebuild, the floor is often the first thing people want to rip out. Yet under the grime, stains and scuffs there is frequently solid hardwood with years of life left in it. Restoring it keeps the character of an older home and saves good material from the skip.

Check what you have

Lift a floor vent or look at the edge of a board near a doorway to see how thick the wood is. Solid hardwood can usually be sanded several times. Engineered boards have a thinner top layer, so they need a gentler approach. Walk the whole room and note any boards that bounce, creak loudly or have deep water damage.

Repair before you refinish

  • Screw down loose boards into the joists to quiet squeaks
  • Cut out and replace boards with rot or deep stains
  • Fill small gaps and nail holes with a matching wood filler
  • Reclaim boards from closets or hallways to patch busy areas

Sand with patience

Sanding removes the old finish and the worn surface below it. Work with the grain, moving steadily so the sander never rests in one spot. Begin with a coarse paper, then step through medium and fine grades for a smooth finish. Edges and corners need a smaller sander or careful hand work.

Vacuum thoroughly between every sanding pass. Dust left behind ends up trapped in the finish forever.

Choose a finish that fits your life

Oil based finishes give a warm amber glow and a durable surface. Water based finishes stay clearer, dry faster and have less odour. Hardwax oils soak into the wood for a natural, low sheen look that is easy to spot repair. Apply thin, even coats and let each one cure fully before walking on it.

Protect your work

Put felt pads under furniture, rugs by entrances and a doormat on both sides of exterior doors. Clean with a barely damp mop rather than lots of water. With a little care, a restored hardwood floor becomes the heart of the rebuilt room.
